Before the leaves finish falling and the first hard freeze rolls in off the lake, it’s worth walking your property with a checklist. A little prep now can save you from a burst pipe, a flooded basement, or a surprise plumbing bill in January.

Clean Out Your Gutters and Downspouts

Gutter cleaning isn’t plumbing work, but it has more to do with your home’s plumbing than most people realize. Clogged gutters send water pouring down your foundation instead of away from it, and that water has to go somewhere. In a lot of Cleveland homes, “somewhere” means straight into the basement, which is exactly what your sump pump is there to handle.

  • Clear leaves and debris from gutters and downspouts before the bulk of fall leaf-drop hits.
  • Make sure downspouts extend at least 4–6 feet from your foundation.
  • Check that the ground around your foundation slopes away from the house, not toward it.

The less water pooling around your foundation, the less work your sump pump has to do, and the lower your odds of a wet basement come November’s rains.

Test Your Sump Pump Before You Need It

Fall rain and spring thaw are Cleveland’s two big basement-flooding seasons, but fall is when you actually have time to catch a problem before it matters. Pour a bucket of water into the sump pit and make sure the pump kicks on, drains the pit, and shuts off properly. If it’s sluggish, silent, or the backup battery hasn’t been checked in a year, now’s the time, not during a November downpour.

Disconnect and Drain Outdoor Faucets

This is one of the most common (and most avoidable) causes of winter plumbing emergencies we see. Garden hoses left connected to outdoor spigots trap water in the line. When that water freezes, it expands back into the pipe, and a cracked line inside your wall often isn’t discovered until it thaws and starts leaking.

  • Disconnect and drain all garden hoses.
  • Shut off any interior valves for outdoor faucets, if your home has them.
  • Consider insulated faucet covers for extra protection once temperatures start dropping regularly.

Have Your Sprinkler System Blown Out

If you’ve got an irrigation system, don’t skip this one. Standing water in sprinkler lines freezes and expands just like it does in a hose, and it can crack pipes and damage valves underground, repairs that are a lot more expensive than a fall blowout.

Give Your Water Heater Some Attention

Your water heater works harder in the fall and winter as incoming water temperatures drop. A little maintenance now keeps it efficient and helps it last:

  • Flush the tank to clear out sediment buildup, which is common with Cleveland’s hard water and can reduce efficiency over time.
  • Check the temperature setting (120°F is typically the sweet spot for safety and efficiency).
  • If your water heater is 8–12 years old, fall is a smart time to have it inspected before it’s tested by a cold snap.

Check for Slow Drains and Sewer Line Issues

Fall leaf drop is notorious for clogging outdoor drains, and tree roots, common in older, tree-lined Cleveland neighborhoods, are more likely to seek out sewer lines as the ground cools. If you’ve noticed slow drains, gurgling sounds, or backups over the past few months, don’t wait for winter to make a bad line worse. A camera inspection now can catch a small root intrusion before it becomes a frozen, backed-up mess later.
